Can we meet for a consultation first?
A true professional wants to sit down with you before you start working together to understand your needs, educate you on their processes and make sure there is truly a good fit. If the REALTOR® seems confused by the idea of a buyer consultation, tell him thank you for his time and move on to the next one.

In Alberta, real estate agents also work under Buyer Brokerage Agreement. It's critical you understand the REALTOR®'s approach to this contractual commitment, the terms and conditions, and how they plan to represent your best interests.
What is your most important job as my agent?
If the real estate agent is more focused on talking about himself than learning about you, that's a red flag. You deserve an agent who is laser focused on helping you achieve your real estate dreams and goals.

Your real estate agent is your personal advisor. Opening doors to properties is maybe 1% of the job. The real work is in learning about your individual circumstances and then expertly guiding you through every step from selecting the right home to negotiating a great deal to possession day and beyond. Each agent will have her own negotiating style. You want to understand her philosophy for moving her buyers through that process to a desirable result.

Moreover, making an offer on a home is nerve wracking at best. From price to possession date to home inspection and financing, there are moving parts that need to be accounted for and agreed to in writing. A skilled agent will ensure nothing is missed and that you are protected.
What's your policy on double-ending?
When a buyer purchases a home through the same agent who represents the seller, this is known as 'double ending the deal.' Legally in Alberta, double-ending is a form of dual agency, also known as transaction brokerage. The Real Estate Council of Alberta (RECA) is very clear on how to manage this situation.
Far too many agents gloss over how dual agency should look in practice. You need to know that your agent is skilled in acting objectively and even-handed when dealing between both parties. The best time to learn about this process is during the buyer consultation, not while making an offer.
How will you manage contract to close?
The most stressful part of a real estate purchase is the time between accepted offer and closing day. A LOT things need to happen; you can't possibly anticipate all of them on your own.
From helping ensure you get your financing in order, to navigating the home inspection process, to possibly renegotiating the terms of the deal, your real estate agent should manage every step of this process, so you can get to possession day without losing your mind.
