Real Estate Anatomy Class: The 3 Essential Parts of a Real Property Report (G-Rated)
Second only to the purchase contract, your Real Property Report is the most important document in selling your Lethbridge home. Also known as the ‘RPR,’ the land survey, accompanied by evidence of municipal compliance, must be be conveyed to the buyer’s lawyer prior to closing.
More so than a Realtor.ca listing, your RPR is the truest description of what is in fact being offered for sale: land + buildings and there compliance therein (or not).
The vast majority of homebuyers in Alberta will receive a copy of the Real Property Report with municipal compliance letter when they meet with their lawyer prior to possession. Despite this, I continue to get blank stares when I ask homeowners for their RPR, prior to listing their home. Or, they can only find one or two pages of it, and the rest is missing. Not good.
In Lethbridge, an RPR with compliance letter is about $800 to replace. Real property reports are also the greatest source of litigation in the real estate industry. While some pre-close battles are over leaky toilets, many more are about the almighty RPR.
Real estate agents and the lawyers they work with, should be explaining to homebuyers the importance of retaining, preserving and if necessary, updating these documents over the course owning a home. Unfortunately, that's not happening.
