Lethbridge Real Estate Update: Buyer's Market? Seller's Market? Or Both?! What To Do...

While headlines say the Canadian real estate market is softening, there is not one, homogeneous market in Canada. Nor is there one market in Alberta. And there is not even one market in Lethbridge. It's fragmented and in fact, it's completely asymmetric. All of which I've said on this blog before.
(And if you're in Calgary , the market there is starting to soften, turning toward buyers. Completely different real estate world than Lethbridge! 🤠)
While total City of Lethbridge numbers suggest a hot seller's market, street-level numbers tell us that buyers and sellers in different price ranges are facing very numerous challenges. Let's look at the numbers then talk strategy.

Homebuyers, home sellers, and their REALTORS are confusing 'hot market' with 'right strategy.' That is, depending on the price range you're shopping or selling in, you're going to experience very different challenges. For example...
If You're Buying a Home In Lethbridge:
🏠 If you're buying a starter home, you're in for the fight of your life. Extremely low inventory for lots of buyers.
🏠 If you're buying a move-up home, you must be decisive because there may be another buyer around the corner. "Sleep on it" could mean "Lose it."
🏠 If you're buying a luxury home, the pressure is off. You may even have time to view it more than once!
If You're Selling a Home in Lethbridge:
🏠 If you're selling a starter home, prepare for a flurry of showings, possibly multiple offers, and a lot of drama. While multiples tend to drive up price, it's also confusing, stressful, and must be managed ethically by your agent.
🏠 If you're selling a luxury home, prepare for buyers who have lots to choose from and may not feel terribly urgent about making an offer. If you aren't very strategic about presentation and price, you could have yourself a stale listing thirty days from now.
